Introduction in to the Green Bay Resort  Project


The small bay is located at the mouth of the river Marinka, to the south of the village of Kraimorie, very close to the city of Burgas. The seashore of the bay is covered with fine golden sand with some rocky areas. The vegetation is predominantly Mediterranean. There are 180 species of birds registered in the bay and 52 of them are included in the Red Book of Bulgaria.

The Holiday Village is designed to provide peace in a completely luxurious and contemporary surrounding, which is in harmony with the unique nature of the region. The complex consists entirely of detached houses with spacious gardens and low residential, commercial and service buildings. Full of alleys and gardens, Green Bay Resort will be a piece of paradise in the unique and undisturbed beauty of the area of Chengene Skele.

Location of the Green Bay Resort Project
The residential and holiday village Green Bay Resort is situated near the village of Kraimorie, Burgas, Bulgaria. In Appendix 1 you will find detailed information about the location of the project.

Tourist Information
In 2009 Bulgaria was visited by 7 872 805 tourists, which is 10% more than the previous year. Over 70% of these tourists come from Member States of the European Union. The revenue from the tourist sector for the economy of the country for 2009 was up to 6.5 billion Euros. There is a significant increase of tourists from Israel - 36.1%, from Russia - 32.4 %, from Ukraine - 32.3 %, from Belarus - 28.5 % and from Poland - 19%. There is an increase also in the number of tourists from the Scandinavian countries with 15% (there was a decrease with 35% during the previous year). The reference data is from the National Statistical Institute.

Introduction in to the Green Bay Resort  Project

The property is located at the very seashore but it does not affect the beach. The future closed complex is located in proximity to the south of the city of Burgas on the way to Sozopol. The property borders on the main road connect the two towns.

Access to the construction site is provided from several directions. Two of the access points are located in the southwestern part of the property, and the third one is through a street that will be constructed on the place of opening in the east part connecting the main road Burgas - Sozopol with the beach.

A pier will be built in the northwestern part of the property that will isolate a port for yachts, boats, jets and water wheels. It will also be used for recreation and walks. There will be a building designed to be a fish restaurant and a yacht club.

Along with the residential area, the complex will have buildings designed for restaurants, trading, servicing, entertainment, relaxation and sport.

In the central part of the property there are two playgrounds and a service building - a tennis court and multi-purpose playground with dimensions 21.75 / 43.75 m for football, volleyball, basketball etc.

In the western part of the property a residential building for the personnel will be built, where on the ground level the offices of the garden designer, plumbing and electrical specialists who will maintain the complex will be placed. This is the place with the most beautiful view and that is why a panorama restaurant and a disco club with bowling will be situated there.

The residential area of the complex is divided into three parts:
- In the eastern part of the property are situated three residential blocks of flats, twenty-eight single-family houses and two shops. The houses have two floors and each house has a spacious veranda and a view towards the sea. There are thirty external parking spaces. Two of the blocks will have underground car parking areas with twenty-four parking spaces. A number of offices will be built on the ground floor.
- In the central part of the property are situated the so-called row houses type A - which are four in a module with a total amount of thirty-six for the complex. They are detached two-storey buildings with spacious verandas.
- In the western part of the property there are eleven apartment buildings that are located so as to form a closed residential complex with two swimming pools, cafe, shops and playground for children. The restricted access of cars to the internal areas and the buildings forms a recreation area, designed with numerous alleys, recreation places and plenty of greenery that will provide a quiet atmosphere for relaxation of the residents.

In the central northern part of the property are situated the entertainment area and the restaurants. There are four theme restaurants - Italian restaurant, fast food, Bulgarian and Greek restaurants, as well as two cafes.

There is a building designed for cultural events with an art gallery on the ground level, a Viennese lounge and a piano bar.

The design of the complex is made with concern to the youngest residents. There are several playgrounds and a childcare centre, providing full day care for children.

There is also an administrative building with a commercial part, a shopping centre with supermarket, as well as a fitness and spa centre.

In the central southern part of the property there will be a hotel close to the main street, isolated in a separate area by the four streets surrounding it.

The property provides all necessary parking spaces. There are two independent underground garages providing 110 parking spaces, 24 underground parking spaces in the apartment buildings and 184 outdoor parking spaces.



Functional solutions

1. Row single-family residential building type "A" - the building is designed on two floors. The house has no separate entrance hall. Near the entrance there is a bathroom and internal staircase leading to the second floor. Living room, dining room and kitchen are in a common area. The living room opens onto a spacious veranda connecting the building with a luxuriant green courtyard. On the second floor there are two large bedrooms and a bathroom. One of the bedrooms has a small terrace overlooking the sea. The total built area of the building is 142.90 m2.

2. Single-family residential building type "B". Two-floor single-family residential building with a blind wall connected to a twin house. The first floor has two levels. The house has a spacious entrance hall leading to a living room with a fireplace, bathroom and a small storage room, located under the internal staircase leading to the second floor. The living room opens onto a spacious veranda connecting the building with a luxuriant green courtyard. On the second level of the first floor there is a bright spacious corridor leading to two separate bedrooms and a bathroom. On the second floor there will be a large bedroom with bathroom, large closet, fireplace and a balcony with a sea view.

There are two single-family residential buildings type "B" in the complex. The total build-up area of each of the buildings is 205.53 m2.

3. Single-family residential building type "C". Two-floor single-family residential building with a blind wall connected to a twin house. The house has a spacious entrance hall leading to a living room, bathroom and a separate bedroom. There is an internal staircase situated in the entrance-hall leading to the second floor. The living room and the bedroom open onto a spacious veranda connecting the building with a luxuriant green courtyard. There is a bright spacious corridor on the second leading to two bedrooms and a bathroom. Both bedrooms open onto a terrace overlooking the sea.

There are three single-family residential buildings type "C" in the complex. The total build-up area of each of the buildings is 227.32 m2.

4. Single-family residential building type "D" – a two-floor, detached building in the complex. On the first floor there is a spacious area consisting of a dining room with kitchen and a living room with fireplace and a separate bathroom. The living room opens onto a spacious terrace. From the entrance hall there is an access to a separate bedroom with a bathroom designed for a babysitter. From the entrance an internal staircase leads down to the first underground floor - a storage room, separate double garage and a gym with sauna, bathroom and built in Jacuzzi. 1.60 meters above the ground there is another bedroom with bathroom and balcony. There are two bedrooms on the second floor, each one with a private bathroom and a terrace. The bigger one is designed for parents and there is a closet attached to it.

There is one single-family residential building type "D" in the complex. The total build-up area of the building is 367.16 m2.

5. Single-family residential building type "VIP" - a two-floor, detached residential building. A foyer with a space for large built-in wardrobes leads to a spacious entrance hall. From the entrance hall there is an access to a separate bedroom with a bathroom designed for a babysitter. 0.75 meters above the ground there is a living room area with a separate bathroom. The living room area consists of separate zones for a kitchen with larder next to it, a dining room, recreation area and a living room. There is a fireplace in this area. The living room opens onto a spacious veranda connecting the building with a luxuriant green courtyard. On the second floor there is a spacious hall - atrium, three bedrooms, each one with a private bathroom and terrace. The largest bedroom is for parents and there is a closet next to it.

There are two single-family residential buildings type "VIP" in the complex. The total build-up area of each building is 367.57 m2.

6. Apartment house type "E" - detached apartment residential building, situated on a plot with a large displacement, which requires the building to be constructed in semi-levels. There are two three-room apartments on the ground floor with an area of 112.65 m2 each. This level leads down to the first underground floor where there are two identical two-room apartments with area of 71.39 m2 each. On the first floor above the ground there are two three-room apartments with an area of 112.65 m2 each. On the second floor there are two two-room apartments with an area of 70.19 m2 each. On the third floor there are two two-room apartments with an area of 113.81 m2 each.

In terms of functionality there is a common area for kitchen, dining room and living room in each apartment and separate bedrooms, bathrooms and closets. The three-bedroom apartments also have wet rooms. Each apartment has a balcony.

There are four apartment residential buildings type "E" in the complex. The total build-up area of each building is 1234.72 m2.

7. Apartment residential building type "F" - detached apartment residential building. On the first floor of the building there is an entrance to the residential area. On this level are situated four offices, each one with a separate entrance. In each office there is a bathroom and a small kitchenette. At the back area of the building there is a garage with 12 parking spaces and a direct access to the residential area. 3.20 m. above the ground there are six apartments - two three-room apartments with an area of 104.04 m2 and four tow-room apartments with an area of 79.34 m2 and 81.18 m2. 6.00 m. above the ground there are four apartments - two three-room apartments with an area of 147.01 m2 and two two-bedroom apartments with an area of 86.70 m2. 8.80 m. above the ground there are two two-bedroom apartments with an area of 100.85 m2.

In terms of functionality all apartments have open area for kitchenette, dining room and living room and separate bedrooms are bathrooms. Each apartment has a balcony. The total build-up area of the building is 1983.48 m2.

8. Shops - Module 3. The shops are organized on a modular basis and each shop consists of three modules. Depending on the needs of the tenants/buyers, shops may be merged into one small and one medium or into one large shop. Each shop has its own warehouse and WC. Total build-up area - 75.75 m2.

9. Hotel "GREEN BAY PALACE" - situated in the central part of the property. It consists of five blocks (A, B, C, D, E) connected by joints. The building has four floors. The central entrance of the hotel is in southeastern direction and is located in section "B". The hotel has an outside parking for thirty-one cars. The entrance of the hotel is covered with a tall, glass roof.

The first floor is situated 4.00 m. above the ground. There is a piano bar, casino, café and sweet shop, playroom and restaurant. Each room has access to the yard, designed with luxuriant green plants and places with tables for recreation. The access to the piano bar and the restaurant is from the ground level, which permits their usage by outsiders with access control.

In the piano bar there is a space for a stage and a grand piano, twelve lounges, bar seats, wet bar, storage room, room for appetizers preparation and bathrooms. On the same floor, in section A there is a chambermaid office with a toilet and hoist.

In the casino there is space for various playing equipment, bar, storage room, room for preparation of appetizers, toilets and counter area. On the same floor, in section B there is a chambermaid office with a toilet and hoist.

The entire section C - 4.00 m above the ground level is occupied by a coffee and sweet shop. There is also a centrally located bar. The lounges and the tables are scattered throughout the area. At both ends of the section there are toilets and one of them is equipped for people with special needs. There are two winding staircases leading to the upper level.

In section "D" is located the gaming hall, with areas for billiards, table tennis, air hockey, foosball and other entertaining games. There is also chambermaid office with toilet and hoist.

In section "E" is located the restaurant with a VIP lounge with private toilet. There is a space also for reception, five lounges, nine tables, toilets for visitors, wet bar and waiters' office.

In the eastern part of the building are located the auxiliary rooms. There is a chambermaid office with toilet and lift, dressing rooms and bathrooms for the hotel staff and kitchen serving the two restaurants. The stock supply for the restaurants is made via separate entrance/exit. All necessary space for warehouse and staff rooms is provided. In the kitchen and the washing room there are elevators connecting the two restaurants.

On the ground level there are the entrances to the reception and to each section. There is a spa centre, children centre, beauty salon, beauty shop, doctor's office, change, rent-a-car, tour operator's office, and lobby bar, business centre with conference room, manager's office, three souvenir shops and a buffet restaurant.

The spa centre is located in section "A". It is independent and it is able to use the swimming pool, located in the southwestern part of the property. There is a reception with a waiting room, bar, sauna, massage, aromatherapy, solarium, fitness centre, Turkish bath, steam bath, hydro massage baths, relaxation area and changing rooms for visitors.

The beauty salon is located in section "B". It provides space for three hairdressers, manicurist and two cosmeticians together with a toilet and a waiting room. Next to the salon is the children centre with access to the courtyard.

The central lounge is located in the middle section "C". It is spacious, sunny and has high altitude - through three levels. There are two winding staircases around internal fountains. There is a waiting room, toilets, exchange, rent-a-car desk and tour operators` office. Behind the reception there is a spacious terrace with place for recreation. From this level there is a staircase leading to the courtyard.

The three shops, the manager's office and the business centres are located in section "D". In the business centre there is a conference hall for 60 people, workplace, table for meetings, bar and toilets.

The buffet restaurant is located in section "E". There are sanitary facilities, bar and waiters' office connected to the lower level by the elevators. There are gates providing connection to the courtyard in a southeast direction.

4.10 m above the ground level in sections A and B is situated the hotel area. It includes ten rooms with private bathrooms, spacious hall, and place for relaxation with sofas and a large balcony to each room. In each section there is a chambermaid office.

The third level of section "C" is 3.50 m above the ground. This section is connected with sections "B" and "D" via stairs. There is a lobby bar with a large terrace. One can reach this level from the lobby via two winding staircases. At both ends of the floor there are toilets, one of which is equipped for people with special needs. Centrally there is a bar, serving the tables and lounges at this level, and the tables on the terrace and the lounges on the lower level. Here the slate is pulled away, forming an atrium.

The level 4.10 m above the ground in section "D" and section "E" is designed for the hotel area. It includes ten rooms with private bathrooms, spacious hall, and place for relaxation with sofas and a large balcony to each room. In each section there is chambermaid office.

7.00 m above the ground level in sections A and B there are seven hotel rooms identical with those on the lower level and one three-room apartment with a large terrace.

7.00 m above the ground level in section "C" there is a spacious four-room apartment and two hotel rooms. They have all necessary auxiliary rooms and facilities. Each room opens onto a terrace with views both towards the resort and the beach. Here the slate is also moved away and thus the height of the foyer reaches 9.70 m. The central façade forming a high lobby is designed to be a hanging glass wall.

7.00 m above the ground level in sections "D" and "E" there are seven hotel rooms, identical with those on the lower level and one three-room apartment with a large terrace.

The courtyard around the hotel is beautifully and luxuriantly planted. There are three pools - one in the southeastern part of the property and two (one of which for children) in the southwestern part. Around the pools there is space provided for parasols and sun loungers. Due to displacement, which determines the semi-digging of the first level into the ground, the terrain is terraced. In the front part of the property there also will be luxuriant green plants, pools, bridges, a waterfall from the staircase leading to the reception and many places for rest and recreation. Every restaurant, bar and café has a space to place tables outdoors. The total built up area of the hotel is 13 160.53 m2.

10. Building for staff - it is situated in the southwestern part of the property, next to the panoramic restaurant. To the west there is a plot provided exclusively for planting. In front of the dormitory there is a large parking for 40 cars. The building is detached with three floors. On the first floor there are two offices - one for the water supply and planting maintenance and one for maintenance of the electrical installations in the complex. Each office is designed with a separate entrance. There are private bathrooms, small kitchenettes and a large storage room. The planting warehouse has entrance also from outside, in order to easily bring machines, tools and flowers inside.

Centrally in the southeastern part is the entrance to the dormitory. There is room for reception with a toilet and a small storage room. There is also a laundry room for common use and storage.

On the second floor there are fourteen rooms - six of them with separate bathroom and a small kitchenette; two double rooms with shared bathroom and a kitchenette in a separate room and a common entrance hall; four rooms with common entrance-hall with a dining table and a large kitchenette.

The floor situated 5.80 m. above the ground level is also provided for staff. These four rooms have a separate bathroom and a small kitchenette. In the front side of the building there are three small studios with private bathrooms, dining room with a small kitchenette and a sofa for rest. Each studio has a spacious terrace. On this floor there is also office space for chambermaids. Total built up area - 1145.98 m 2.

11. Bowling and disco club
The disco club is a two-floor detached building with one underground level, located in the western part of the property. It is situated next to the panoramic restaurant and the yacht club. In front of the building there is an outdoor private parking for thirteen cars.

The building has one basement floor 3.60 m. above the ground. This floor is exclusively designed for bowling and entertainment hall. There will be a wardrobe for bowling shoes, area for changing shoes, waiting area and playing area. In the gaming area there are four bowling tracks with the necessary length to speed up and move the ball. At the end of the tracks there is a room for collecting the bowls and support of the mechanisms.

Along the tracks there are nine tables for resting and visitors. A bar, located next to the bathrooms, will service them. For the youngest visitors there will be a playground, isolated in separate room with glass windows to allow parents to monitor their children.

The disco club is situated behind the reception. There will be ten lounges, two bars with seats around them and place for a DJ, as well as a separate VIP zone with six lounges. The total built up area of the building is 1227.57 m 2.

12. Fish restaurant and sea centre - located close to the beach. Next to it there is the pedestrian alley, the Greek restaurant and the building for a piano bar, Viennese salon and a gallery. The proximity of the building to the pier, determines its functionality.

The building is dethatched and has two floors. On the first floor a separate entrance leads to the yacht club. It is designed to be a gathering place for people keen on sea sports and a place providing products and services related to the sea. There is a bar with storage room behind it, two toilets, four lounges and working places.

Behind the stairs there are the auxiliary rooms for the restaurant. In the kitchen except from a place for food preparation there is also a lift for transportation of the food to the second floor. At this level there is also a warehouse for food storage and refrigerator storage for fruits and vegetables. The supply of the warehouses and the garbage throwing out from the washing room takes place via a corridor and a separate exit/entrance. There is a changing room with showers and a toilet for the staff.

3.60 m. above the ground level is situated the main hall of the fish restaurant with fourteen tables and two lounges. There is a wet bar, behind which there is a storage room for drinks. Next to the bar is the waiters' office with two lifts - for food supply and for dirty dishes to the washing room downstairs. There are four toilets for visitors - two for women and two for men. In the main hall there is a demonstration bar for making fish delicacies in front of the visitors.

On the western façade there is a large outdoor terrace for seven tables and four lounges. 2.25 m. above the ground level is situated another terrace designed for four lounges. It is situated close to the beach and it opens a stunning view towards both Burgas and Sozopol. The total built up area of the building is 677.86 meters 2.

13. Fitness and Spa centre - detached building with three floors. It is located in the central part of the property next to the tennis court, the hotel and the row houses.

On the ground floor there are changing rooms, showers and WC for the visitors to the spa centre. The spa centre provides the following types of premises: massage, massage for couples - 2 units, relaxation zone, aroma sauna, steam bath, Turkish bath and Finnish sauna.

The relaxation zone is situated in the central part of the building with access from areas of the building. There will be also a cold pool and showers near the saunas and steam baths.

On the second floor there is a fitness centre. Next to the entrance there are changing rooms, showers and WC for visitors to the gym. There is a receptionist, waiting room, 4 solarium cabins, area for fitness equipment and a bar. At the energy bar there are two small lounges and a terrace for placing tables.

On the third floor there is s a beauty salon. There is a space for a receptionist, waiting room and working places for three hairdressers. There is a place for two manicurists and a beauty room. There is also a large terrace for placing tables, which will be served by the reception.

In front of the building there is a playground for children and a small parking for 7 cars for the visitors to the gym and spa centre. The total built up area of the building is 952.48 m 2.

14. Café type "A" - on the first line, close to the beach. Here is the so-called centre of the neighbourhood because of the intersection of several streets. This determines the design of a beautiful square with a water pool - fountains, ponds, water trails and recreation areas, playgrounds for entertainment of children and walking areas.

The building is detached with one floor. There are seven lounges with sofas, tables for about 24 people, wet bar with a storage room and a room for preparing the sandwiches next to it. There are also two toilets next to it. There are French windows on three of the façades in order to provide plenty of light and views, and during the summer they can be opened towards the square.

There are two buildings for cafes type "A" in the complex. The total built up area of each one of them is 156 m 2.

15. Café type "B" - designed to serve the playground for children, situated in an area provided for building entirely residential blocks of flats. The building detached with one floor. There are four lounges with sofas, tables for about 20 people, wet bar with storage room and room for preparing sandwiches next to it. There are also two toilets next to it. There are French windows on three of the façades in order to provide plenty of light and views, and during the summer they can be opened towards the patio. The total built up area of the building is 114 m 2.

16. Café type "C" - it is designed to serve children's playground located near the hotel and the fitness and spa centre. The building is small, one-floor, detached. There are toilet, small bar and storage room next to it. The café has French windows, which in the summer can be opened, into the patio. The total built up area of the building is 34.35 m 2.

17. Greek restaurant - located near the beach. It is situated next to the pedestrian alley, the restaurant, with the row houses and the Yacht Club. The building is detached and has two floors. The entrance to the restaurant goes through a spacious veranda with capacity for 9 tables. At the entrance there is a reception. The main hall has a capacity for 14 tables and two lounges that are arranged so as to enable closing of separate compartments for organizing private parties. To the right of the entrance there is a stage for live music with an area for dancing in front of it. The central place in the restaurant is occupied by the wet bar.

There is a waiters' room situated next to the bar, connected to the washing room and the kitchen for hot dishes. There is a lift in the kitchen for food supply of the second floor. On this level there are also storage room for food products, refrigerator storage, storage room for fruit and vegetables, and storage room for drinks. The storage rooms are supplied through private corridor and exit. Garbage throwing out and the staff entrance are also organized through a separate corridor and a separate entrance. There is a changing room with a bathroom fro staff.

On the second floor of the Greek restaurant there are fourteen tables. This floor is designed to be a floor atrium. There is an opening in the slate over the scene and the dancing space to enable visitors of the second level to see the show.

There is a wet bar and a secondary kitchen and waiters’ office behind it, connected to a storage room and laundry. The total built up area of the building is 888.22 meters 2.

18. Italian restaurant - located close to the beach and next to the pedestrian alley. There is a parking lot for nine cars next to it. The building is dethatched and has two floors. The entrance to the restaurant goes through the spacious veranda with capacity for 9 tables, divided into two zones in height. The restaurant itself is designed so that there are several halls inside named after famous areas in Italy - Tuscany, Venice, Verona and Sicily.

The central place in the restaurant is occupied by a wet bar and a bar for making pizzas with a furnace. Behind the bar is located the waiters' office, which is connected to the washing room and the kitchen for hot dishes. There is a lift in the kitchen for food supply of the second floor. On this level there is also storage room for food products, refrigerator storage, storage room for fruit and vegetables, storage room for drinks. There is a corridor that provides supply of the restaurant, garbage throwing out and entrance for staff. There are two changing rooms with bathrooms for staff.

On the second floor of the Italian restaurant there is a large water column - an aquarium. 3.40 m. above the ground level is the Florence Hall with four lounges. At the centre there is a wet bar and bar with a furnace for making pizzas. Behind them are the secondary kitchen and the waiters' office. There is also a small storage room and a toilet for staff. The total built up area is 958.72 m 2.

19. Panoramic restaurant and canteen for staff - two-floor, detached building located in the western part of the property next to the building for staff and the disco club. Next to the restaurant there are two outdoor parking zones.

On the first floor a separate entrance located on the southeastern façade leads to a panoramic restaurant. To the right of it is the main hall with space for sixteen tables. In front of the main hall there is a large outdoor terrace for six tables. 0.90 m. above the ground level there is another terrace for seven tables, connected to the main terrace by stairs. It is situated just above the rocks and it provides a great view to the city of Burgas.

To the left of the entrance to the restaurant is located the wet bar and toilets for visitors. Behind the wet bar and the toilets there are auxiliary rooms for the restaurant. In the kitchen except from a place for food preparation there is also a lift for transportation of the food to the second floor. At this level there is also a room for food storage and cold storage for fruits and vegetables.

In the southwestern part of the building there is a separate entrance leading to a canteen designed to serve employees of the complex that will stay in the dormitories. The canteen will have about ten tables, toilets and a buffet bar. The canteen and the panoramic restaurant are designed to be served by one kitchen.

On the second floor, occupied entirely by the panoramic restaurant there are two halls designed - one bigger for ten tables and a smaller one for four tables. Both halls open into spacious terraces. On this floor there is another waiters' office with two lifts - for food supply and for dirty dishes to the sink downstairs.

Both the northeastern and the south-western terraces are designed for nine tables or lounges. There are several terraces around the building offering unbelievable view of the bay. They offer ideal place for relaxation and solitude. The total built up area of the building is 697.63 m 2.

20. Children's Centre - located next to the residential neighbourhood. It is situated next to the administrative building and row houses. The building is detached and has two floors. In the entrance hall there is place for children's lockers and stairs to the second floor. On this floor there is a toilet, a room for rest and sleep, a room for playing and a dining area. There is a small kitchen with a private side entrance. The second floor is identical to the first one.

The Children's Centre has a yard for the playground. The yard is connected to the playing hall on the first floor and the main entrance. The playground is separated from the administration and the surrounding alleys with trees and hedges. The total built up area of the building is 228.80 m2.

21. Restaurant with Bulgarian cuisine - located near the beach. It is situated next to the pedestrian alley, the Greek restaurant, a café type A and row houses. The restaurant is designed on one floor and consists of two identical mirror bodies, interconnected by a terrace. Each body leads to the terrace. It is covered with a roof. There are French windows that can be removed during the warm days and in cold weather the terrace can be used as a winter garden.

The restaurant has two identical mirror entrances. The west entrance leads into the main hall with capacity for ten tables. The eastern entrance leads into the VIP lounge with lounges. In the rear there is waiters' office, washing room and a kitchen for hot dishes. Garbage throwing out will be done through a separate entrance connecting the outside to the washing room. There are also provided the necessary for storage warehouses - for dry products, for fruit and vegetables and a refrigerator room. The products supply for the restaurant will be performed through the external independent entrances. The total built up area of the building is 506 m 2.

22. Fast food restaurant - located near the beach. It is situated next to the pedestrian alley, the Italian restaurant, a café type A and row houses. The restaurant has one floor and consists of two identical, mirror bodies, designed to function independently and to be used by different fast food chains. A terrace covered with roof interconnects them. There are French windows that can be removed during the warm days and in cold weather the terrace can be used as a winter garden. The bar occupies the central place in the restaurant. Behind it there is a place for food preparation (sandwiches). Each body has its own warehouse and entrance for supplies. The total built up area of the building is 506 m 2.

23. Multifunctional building with a gallery, a Viennese lounge and piano bar located next to the fish restaurant, shops and residential buildings. The building is detached with three floors. The first floor is designed for an exhibition hall, art gallery, concert hall, a hall for shows, etc. At the entrance there is place provided for two wardrobes and two rest areas. In the exhibition hall there are small lounges, a bar, a storage room and toilets.

The second floor is entirely occupied by the Viennese hall - a spacious room suitable for both tables and sofas. There are two terraces next to it. In the southeastern part there is another smaller terrace providing view of the GREEN BAY complex and the beach. The larger terrace is facing to the south - east and has capacity for about ten tables.

On the third floor there is a piano bar. In it centrally located there is a scene with a grand piano raised on 7.95 m. above the ground level. There is a place for lounges, bars with seats, wet bar, room for storage and preparation of appetizers, toilets. The location and functionality of the piano bar allow it to be used also as a day bar. Above the entrance of the building there is a small terrace. On the southeastern façade there is a larger terrace, designed for a day bar. The total built up area of the building is 1896.13 m 2.

24. Administrative Building - next to the children centre, the row houses and the commercial centre. The building is detached and has two floors. On the first floor there are offices and service facilities. There is a public laundry, a photo studio, dry cleaning, courier services, travel services centre, bank branch, post office, pharmacy and medical centre. The medical centre is designed to work 24 hours. There is a spacious waiting room, a toilet for visitors and a reception. The waiting room leads to the corresponding doctor's office - general practitioner, paediatrician, surgery, emergency room and dental office. For the night shifts there are provided separate entrances to emergency rooms and the dentist's.

On the second floor there are the premises for security and video surveillance of the complex, a conference hall and offices for administration and management of the complex. The total built up area of the building is 1050.04 m 2.

25. Shopping Centre - the building is detached with two floors, with one underground floor. It is situated next to the administrative building, the multifunctional playground, the hotel and row houses. The building has a basement designed for a supermarket. There is a spacious area in front of the counters, shopping cart area, space for shop windows for different types of food and non-food products. There are also toilets for both staff and visitors of the shop. In the northwestern part there is storage with a space for refrigerators. The supply of the shop is carried out with a lift from the ground level, located in close proximity to the ramp for the underground garage.

The entrance to the trade centre is in the northwestern part. In a spacious and decorated with plants lounge there is a panoramic lift providing connection between the floors. This lounge leads to six shops. The shops are situated so that they can be united if tenants need larger areas. Each shop is designed to accommodate a fitting-room, shelves for goods and all necessary technological equipment. For the staff of the shopping centre there are provided changing rooms, showers and toilets. For visitors there are also provided two sanitary facilities.

In the northeastern part of the building above the supermarket warehouses, there is designed a larger shop with a separate entrance. There is a warehouse provided next to it.

On the second floor of the building there is a coffee shop with 4 lounges, 8 tables and a VIP lounge with a big lounge. Behind the wet bar there is also provided a storage room. In the northeastern part of the building there is a spacious terrace with 6 tables and in the north-western part there is a small terrace overlooking the sea and the central square. The total built up area of the building is 1007.85 m 2.

26. Underground Garage 1 - next to the office building and the shopping centre. The garage is a single storey detached building, completely dug into the ground. Above the garage there will be a multifunctional playground with dimensions 21.75 / 43.75 m for football, volleyball, basketball, etc. There will be 40 parking places provided with dimensions 2.60/5.00 m. and the necessary manoeuvring space. The total built up area of the building is 1029.30 m 2.

27. Underground Garage 2 - next to apartment residential buildings and the sports centre. The garage is a single storey detached building, completely dug into the ground. The sports centre goes above the garage in its northeastern part. There will be a tennis court constructed above the garage. There will be 68 parking lots with dimensions 2.60/5.00 and the necessary manoeuvring space. The total built up area of the building is 1578.37 m 2.

28. Service building for sports equipment - there will be two such buildings - for multifunctional playground and next to the tennis courts. In the building there is a guardroom with a separate toilet and storage for sports equipment. There are also a changing room with two showers and a WC. The guard's room and the changing rooms have separate entrances. The total built up area of the building is 31.69 m 2.
